Committee View: Support – The Planning Committee acknowledge that, while this proposal extends beyond the current development boundaries, it presents potential local economic benefits through increased employment and tourism associated with both the wedding venue and the glamping site, in line with Policy RWH13 (second paragraph).
However, we have concerns regarding the adequacy of Church Lane—the sole access route from the A143. Its current capacity may be insufficient to accommodate the anticipated increase in traffic during peak periods. We would therefore support the installation of passing places, provided that the associated costs are met by the applicant (Policy RWH15).
Additionally, given Harleston Town’s commitment to Nature Recovery, we are particularly mindful of the development’s proximity to sensitive environmental areas, including Gawdy Hall Big Wood (an SSSI) and two County-designated wildlife sites. The site’s designation as a Historic Park and Garden further raises concerns regarding potential noise and light pollution impacts on local wildlife. We request that appropriate mitigation measures be implemented in accordance with Policies RWH19 (first paragraph), RWH21, and RWH23, as well as the guidelines outlined in the Redenhall with Harleston Design Guidance and Code.
Furthermore, we note with regret that the inclusion of the Coach House in the application may result in the permanent loss of three ASTs, particularly given the current housing demand in the area. While we recognise that the ongoing use of the property may expose residents to diminished amenity due to the late operating hours of the wedding venue, we encourage that, should the properties remain residential, suitable restrictions or controls be incorporated into the conditions to mitigate these impacts.
